The house cleaning cost calculator estimates what a house cleaning will cost, based on your home’s size, bedrooms, bathrooms, cleaning type, condition and state. It shows a price range in the dark “Estimated price” box, along with the cleaner-hours needed and the time on site. The tool is free, runs in your browser, and needs no account or sign-up. Nothing you type is uploaded.

Use it to get a planning number before you call a cleaner or compare quotes. You can check house cleaning prices for a one-time visit, a recurring plan or a deep clean, and see how each choice changes the total. The default example is a 1,600 sq ft home with 3 bedrooms and 2 bathrooms at the US average rate. The result is an estimate built from average rates, not a quote, so treat it as a starting point.

How to use the House cleaning cost calculator

  1. Enter the home size in sq ft.
  2. Set the number of bedrooms, full bathrooms, and half bathrooms.
  3. Choose the cleaning type: Standard, Deep, or Move-out.
  4. If you chose Standard, pick how often: One time, Weekly, Every two weeks, or Monthly. This option only appears for Standard.
  5. Select the condition: Light, Average, or Heavy.
  6. Set the number of cleaners. The price stays the same, but the visit is shorter.
  7. Choose your state from the State menu, or keep US average.
  8. Tick the pets box if pets live in the home. This adds 10% to the time.
  9. Add any extras you want: inside oven, inside fridge, inside cabinets, interior windows, wipe walls, baseboards, laundry, or garage sweep.
  10. Read the Estimated price box, then check the receipt to see the hours behind each part of the price.

Reading the result takes three parts. The Estimated price box gives the range, the cleaner-hours and the time on site.

Use Copy link to share the exact estimate or to bookmark it, since your settings are kept in the page address. Use Print to print the result. The page also works on phones, and wide tables scroll sideways inside their box.

How much does house cleaning cost?

House cleaning cost comes from two numbers: the cleaner-hours a home needs, and the company rate for each cleaner-hour. For a standard clean, the tool adds 1.5 hours per visit, 0.0008 hours per sq ft, 0.25 hours per bedroom, 0.6 hours per full bathroom and 0.3 hours per half bathroom. It then multiplies that total by a company rate of $36 to $48 per cleaner-hour at the US average.

The company rate starts from the cleaner wage published by the US Bureau of Labor Statistics, multiplied by 2.5. That multiplier is our assumption. It stands in for payroll taxes, insurance, travel, supplies and profit, which a cleaner’s wage does not cover. Deep cleans take 1.31 times as long as a standard clean, and move-out cleans take 1.40 times as long. Those ratios come from the gap between Thumbtack’s national ranges for each type.

How much does it cost to clean a 3 bedroom house?

The default example is a 1,600 sq ft home with 3 bedrooms and 2 full bathrooms. A one-time standard clean at the US average rate needs about 4.73 cleaner-hours and costs $175 to $225. The same home costs $205 to $270 in California, because the tool scales the rate by the state’s median cleaner wage divided by the national median of $17.07 per hour. Thumbtack’s national range for a 3 bedroom home is $166 to $250, so the estimate falls inside a similar band.

A deep clean of the same home is $225 to $295. These figures are estimates, not local quotes, so compare them with written quotes from cleaners in your area before you book.

Does the number of bathrooms change the price?

Yes. Each full bathroom adds 0.6 cleaner-hours, and each half bathroom adds 0.3 cleaner-hours, before the company rate is applied. In the 3 bedroom example, the two full bathrooms account for 1.2 of the 4.73 cleaner-hours. At the US average rate of $36 to $48 per cleaner-hour, one full bathroom adds about $22 to $29 to a standard clean, and a half bathroom adds about $11 to $14.

Those amounts are for a standard clean at the US average. The state you choose and the condition setting change the final range, so the bathroom effect shifts with them.

Frequently asked questions

How much do house cleaners charge per hour?

The tool uses a company rate of $36 to $48 per cleaner-hour at the US average. That is what a cleaning company charges, not what the cleaner earns. The national median wage for maids and housekeeping cleaners is $17.07 per hour, according to the US Bureau of Labor Statistics. Each state’s rate follows its own median wage.

Is a recurring cleaning cheaper than a one-time clean?

Yes, in this model. Recurring visits take less of the first-clean time: weekly visits take 80%, every-two-weeks visits 85%, and monthly visits 90%. For the 1,600 sq ft example, an every-two-weeks plan costs $145 to $190, compared with $175 to $225 for a one-time clean. The How often setting appears only when Cleaning type is Standard.

Should I tip my house cleaner?

There is no set rule for tipping house cleaners, so the tool does not suggest an amount. Base your decision on your budget and on the quality of the work you received. If you are unsure, ask the company about its tipping policy.

What is maid service cost?

Maid service is estimated the same way as house cleaning. Choose Standard for a regular maid visit, then set the home size, bedrooms, bathrooms and how often you want the visit. A maid service may include tasks the tool does not list, so read each company’s quote for what the price covers and compare it with the range shown.

Is the estimate a final quote?

No. The result is a planning estimate based on our model and state wage data. A local company may charge more or less, depending on its pricing, travel time and the specific work you ask for. Use the range to judge a quote, then ask for a written price before you book.
