This free cleaning proposal template helps you write a proposal for a cleaning contract in your browser, with no sign-up. The form on the left covers your client, the site or service, the line items, and the terms. The live paper preview on the right, set to US Letter or A4, updates as you type, so you can see the finished page before you print it.
A proposal usually goes further than a price. It describes the work, the schedule, and the payment terms, and it ends with an acceptance block for the client. The template includes a scope of work and notes section for those details, and it works for offices and homes alike.
Everything you type is saved in your browser as you go, and nothing is uploaded.

How to use the cleaning proposal template
- Load an example or start fresh. Press an example button to load a full sample, such as the office example.
- Keep your business details. If you have already filled in your business fields, use “Keep my business details” so they stay when you start a new document.
- Add a logo (optional). Upload a PNG, JPG or SVG file up to 300 KB. The logo is kept in this browser only.
- Choose the paper and currency. Pick Letter or A4, then select your currency from the Currency list.
- Fill in the document details. Enter the proposal number, date, “valid for” period, client, contact and Site / service. Set the title, such as CLEANING PROPOSAL.
- Add line items. Enter each service with its quantity and unit price, plus any line discount. Then set the document discount and tax, choosing none, one rate, or a rate per item.
- Complete the remaining sections. Add the schedule and start date, payment terms, scope of work and notes, and the acceptance block.
- Check the preview, then print or save. Review the live paper preview on the right. Use “Print / save as PDF” to print just the document.
If you are not sure what to charge, work out the price first with the cleaning bid calculator or the janitorial bid calculator, then enter the figures as line items here.
What should a commercial cleaning proposal include?
A commercial cleaning proposal should name the client and the site, describe the services, and state the price and the schedule. It should also set out the payment terms and the acceptance block, so the client knows how to say yes. The scope of work and notes section explains what the price covers.
The template opens with an office example that shows the level of detail a client expects. It lists three services, two billed monthly and one billed quarterly, and it adds a start date, a payment schedule, and the notes that go with the work.
How do I write a cleaning proposal?
Start with the client and the site, then describe the work in the scope of work. Name the areas, the tasks, and how often each task happens. Keep each service on its own line in the items list, so the client can see what each part costs.
Finish with the terms. Write the payment terms in plain words, such as monthly in advance or net 15, and add the notice period the client needs to give. Then read the whole page in the preview, because a clear proposal is easier to accept.
How do I price a cleaning proposal?
Price each service as its own line, then add the lines together to reach the total. The office example shows this method: nightly cleaning of a 6,000 sq ft office at $1,350 a month, quarterly carpet extraction at $320, and monthly interior glass at $90 add up to $1,760.00. Each figure is a separate line, so the client can see where the total comes from.
Use the cleaning bid calculator and the janitorial bid calculator to work out the figures before you type them in. The template then does the arithmetic for you, rounding each line to the cent and applying any discount or tax you enter.
What is a scope of work in cleaning?
A scope of work is the written list of what you will clean, how often, and to what standard. It names the rooms or areas, the tasks in each area, and anything the client has asked you to leave out. A clear scope stops disagreements later about whether a task was part of the price.
The Scope of work and notes field is where you write it. Keep it to what you will actually do. If a task is not included, say so directly, so the client knows to book it separately.
How long should a proposal be valid?
Set the “valid for” period in the form so the client knows how long the price holds. Choose a shorter period when your labor or supply costs may change soon, and a longer one when the work starts later. A clear end date keeps the price accurate when the client finally says yes.
Frequently asked questions
Is this cleaning proposal template free?
Yes. The template is free and needs no sign-up, so you can make as many proposals as you like for different clients. Each proposal is a separate document with its own number. Open the page, fill in the form, and print or save the document as a PDF.
Are my details uploaded anywhere?
No. Your business details, client details, and line items are saved in your browser only, and nothing is uploaded. If you clear your browser data, the saved document is removed from that browser, so keep a PDF copy of any proposal you send.
Can I use it for home cleaning as well as offices?
Yes. Open the “Home, recurring” example to see how the same form handles a home client. Change the title, the client details, and the line items to match the job you are pricing.
Can I change the currency and paper size?
Yes. Pick Letter or A4 for the preview and print, and choose your currency from the Currency list. The totals and the printed page use the currency you pick.
What file types and sizes can I use for a logo?
You can upload a PNG, JPG, or SVG file of up to 300 KB. The logo is kept in this browser only and is not uploaded.
Why does the printed page say “Made with CleanPricer.com”?
The printed page carries a small line with that name. A note on the page says that removing the footer line and saving templates are coming soon, so they are not available yet. Until then, the line stays on every printed page.
