The commercial cleaning cost calculator estimates the monthly price of cleaning a commercial space. Enter the area in square feet, choose the type of space, and set how many cleanings you need each week, and it shows a monthly price range. It is free, runs in your browser, and needs no account or sign-up.

The result also includes a receipt with the hours per visit, the hourly rate, the price per visit, and the cost per square foot. A table shows the same space priced across different types of buildings. Use the numbers to plan a cleaning budget before you request quotes. The output is an estimate, not a quote from a local company, because real prices depend on the building, the schedule, and the labor market in your area.

How to use the commercial cleaning cost calculator

  1. Enter the area to clean in square feet in the Area to clean (sq ft) box.
  2. Choose a Type of space from the menu, such as Office, Retail store, or Warehouse. Each type has a default production rate, for example 2,000 sq ft per hour for an office and 4,000 for a warehouse.
  3. Pick Cleanings per week from 1, 2, 3, 5, 6, or 7.
  4. Optional: enter your own rate in Own production rate (sq ft per hour). Leave it empty to use the default for the type.
  5. Choose your State from the menu. Select “US average” if you are not sure.
  6. Read the monthly price range, then check the receipt for hours per visit, price per visit, visits per month, and cost per square foot.
  7. Look at the table of the same space by type of building to see how the type of space changes the price.

Read the monthly range as the figure to plan around. The receipt shows how that number was built, so you can check each step. It lists the production rate, the hours per visit, the rate, the price per visit, the visits per month and the price per month.

Your settings stay in the page address, so the Copy link button shares or bookmarks the exact estimate. The Print button prints the result. The page works on phones, and wide tables scroll sideways inside their box.

How much does commercial cleaning cost?

Most commercial cleaning jobs cost between $161 and $402, and most pay about $253, according to Thumbtack’s commercial cleaning price guide (updated March 31, 2026). For a one-time office clean, Thumbtack lists about $211 for up to 1,000 sq ft, $376 for 1,000 to 2,000 sq ft, and $834 for 4,000 to 5,000 sq ft.

How much does office cleaning cost per month?

It depends on the size of the office, how often it is cleaned, and your state. In this tool’s example, a 5,000 sq ft office cleaned five nights a week in the US costs $1,765 to $2,410 per month, or $0.35 to $0.48 per sq ft per month.

How do cleaning companies price commercial jobs?

This tool prices a commercial job by labor time. It uses three steps:

  • Hours per visit = square feet ÷ production rate
  • Price per visit = hours × hourly rate × 1.05 (the extra 5% covers supplies)
  • Per month = price per visit × visits per week × 52/12

The hourly rate starts with the US median wage for janitors and cleaners, $17.71 per hour (BLS OEWS, May 2025). That wage is multiplied by 2.0 as a commercial markup, which gives a range of $31.00 to $42.36 per hour, with a midpoint of $35.42.

How many square feet can a cleaner clean in an hour?

It depends on the type of space. The tool’s default rates are 4,000 sq ft per hour for a warehouse, 2,500 for a retail store or church or event hall, 2,000 for an office or school or daycare, 1,800 for a gym, and 1,200 for a medical or dental office or restaurant. Divide the area by the rate to get hours per visit. A 5,000 sq ft office at 2,000 sq ft per hour takes 2.5 hours.

If you know your team’s real pace, enter it as your own production rate. A slower pace means more hours and a higher price.

Is nightly cleaning much more expensive than weekly?

Yes. The price per visit stays the same, so the monthly total depends on how many visits you book. One visit a week is about 4.3 visits per month, while five nights a week is about 21.7. That makes five nights about five times the monthly cost of one night a week for the same space. Select 1 and 5 in the tool to compare the two.

Frequently asked questions

Is the result a real quote from a cleaning company?

No. The estimate uses wage data and default cleaning speeds, so it is not a quote from a local provider. Ask two or three local companies for written bids before you sign a contract.

Does the type of space change the price?

Yes. Each type sets a default production rate, so a restaurant at 1,200 sq ft per hour takes more hours than an office at 2,000 sq ft per hour for the same area. Use the table in the tool to see the same space priced across the building types.

What does the State setting change?

It scales the estimate by the state’s median cleaner wage from the US Bureau of Labor Statistics, compared with the national median. For specialty services, only the labor share of the price (assumed to be 60%) changes with wages. For example, the California median is $20.51 per hour and the Texas median is $14.26.

What costs are not included?

A first deep clean, floor care (stripping, waxing, carpet extraction), windows and restroom paper supplies are usually priced separately. Ask each company what it charges for these before you compare bids.

Can I save my estimate?

Not yet. Saving estimates and branded quotes are coming soon. For now, use Copy link to keep your exact settings or Print to keep a paper copy.

Is the tool free to use?

Yes. It runs in your browser, needs no account or sign-up, and nothing you type is uploaded.
