The pressure washing cost calculator estimates what a power washing job is likely to cost. Tick the house box if you want the siding washed, enter your home size and number of stories, and add any driveway, patio, sidewalk, or roof you want included. The calculator also uses your state. Thumbtack’s public cost guide puts the national fixed price at $241 to $418, and its hourly rates run $75 to $90. The tool is free, runs in your browser, and needs no account or sign-up. Use it to see the total for the surfaces you have in mind before you ask companies for quotes. The result is an estimate, not a local price.

Each surface you tick is added as its own item, so the result shows what each part of the job contributes to the total.

How to use the Pressure Washing Cost Calculator

  1. Tick the Wash the house (siding) box if you want the outside walls cleaned.
  2. Enter your Home size in square feet.
  3. Pick the number of Stories: One, Two or Three.
  4. Open the State menu and choose your state, or keep US average.
  5. Under Other surfaces, tick any of Driveway, Patio, Sidewalk or Roof that you want included.
  6. Read the price range, the receipt that lists each item, and the table of national ranges by job.

The page starts with a default of a 2,000 sq ft, one-story house plus a driveway, so you can see a result right away. Change any control and the estimate updates. The receipt lists each item separately, which shows you which surface drives most of the total.

The Copy link button saves your exact settings in the page address, so you can share the estimate or bookmark it. The Print button prints the result. The page works on phones, and wide tables scroll sideways inside their box.

Start with the house alone, then tick one surface at a time. That shows how much each addition costs in the calculator, and it helps you decide which items to ask a company to price separately. Use the table of national ranges by job to compare each item with a quote. If a surface is not part of the job, leave its box unticked so the total reflects only the work you want.

How much does pressure washing cost for a house?

Thumbtack’s guide gives house ranges by size. Up to 1,000 sq ft runs $190 to $291, 2,000 to 3,000 sq ft runs $331 to $488, and 4,000 to 5,000 sq ft runs $550 to $834. By number of stories, a one-story house is $218 to $363, a two-story house $279 to $472, and a three-story house $286 to $509. For a 2,000 sq ft, one-story house with a driveway in the US, the calculator estimates $510 to $840 in total.

How much does it cost to pressure wash a driveway?

Thumbtack’s driveway range is $241 to $439, and the calculator shows $240 to $440 for a driveway on its own. Other surfaces have their own ranges: patio $252 to $447, sidewalk $272 to $486, and roof $419 to $686. The roof is the most expensive item in that list. Many companies charge less for several surfaces in one visit, so ask for a combined price if you are ticking more than one box.

Do pressure washers charge by the hour or by the square foot?

Thumbtack’s guide shows three ways companies price this work. A national fixed price runs $241 to $418, hourly rates run $75 to $90, and a per-square-foot rate runs about $0.08 to $0.47. The calculator does not ask which method a company uses. It builds the estimate from the item ranges, so compare any quote with the matching item figure, whichever method the company uses.

How much does it cost to pressure wash a patio or sidewalk?

A patio runs $252 to $447 and a sidewalk runs $272 to $486 in Thumbtack’s ranges. Both are close to the driveway range, so adding them to a driveway can double the number of items on the receipt. Think of the driveway’s $240 to $440 as the base, and treat the patio and sidewalk as separate items that each add their own range.

Why does the number of stories change the house price?

Thumbtack’s guide shows a one-story house at $218 to $363, a two-story house at $279 to $472, and a three-story house at $286 to $509. The gap between a one-story and a three-story range is widest at the top of the range, so the highest figures are most likely for tall homes with a large footprint. The calculator uses the Stories control to pick the matching band, so set it to the number of stories on the wall you want washed.

Frequently asked questions

Is soft washing different from pressure washing?

Soft washing uses low pressure plus a cleaning solution, and it is commonly used on siding and roofs. The calculator does not price soft washing separately, so ask the company which method it will use. The estimate covers the surfaces you tick, not the method.

How often should a house be pressure washed?

The source data does not set a schedule. Check the siding and the other surfaces you ticked for dirt, and ask a company what it recommends for your materials. The right interval depends on the surface, so one answer rarely fits every home.

Why is a roof more expensive to wash?

Thumbtack’s roof range is $419 to $686, the highest of the surfaces the calculator lists. Roof work usually needs more access and care than ground-level surfaces, which is general knowledge. Ask a company for a separate roof price so you can decide whether to include it.

What does the calculator assume by default?

The page starts with a 2,000 sq ft, one-story house and a driveway. You can change any control, and the estimate updates straight away. The default is only a starting point and does not reflect your home.

Is anything I enter sent anywhere?

No. The calculator runs in your browser, and nothing you type is uploaded. Your settings stay in the page address, and no account or sign-up is needed.

What does the Other surfaces section cover?

The Other surfaces section has four boxes: Driveway, Patio, Sidewalk and Roof. Tick any that you want included, and the estimate adds each one as its own item. Leave a box unticked if that surface does not need work this time.
